I Can Predict the Future



This is the wonderwoman jet version of what my house will look like when I'm through adding on to it. Twelve feet out the back and a second story. From a sardine can 3 bedroom 1 bath 950sf ranch to a 4 bedroom 2.5 bath 2300sf straight-front colonial. A master suite with walk-in-closet and full bath, open plan downstairs with fireplace, library, breakfast area and formal dining room. Big ass project, indeed. But whatever, forget that crap -- the house is just a reference point for the giant in the back. I put a giant in there so you can see just how big giants can be in comparison to a house and how freaky it is when they wear neckties. They can dig too. Boy can they dig, so don't even try to go underground when they decide to attack.

Can you predict if I will make money in this market if I can use your giants to do the digging ?

Correction... you CAN dig in... ONLY if the giant has a manicure. Giants with manicures will seldom if EVER dig... EVEN if provoked. This giant has a necktie, so there is a good chance his nails will be pretty. If he's wearing coveralls though, RUN! Those are some diggin' sonsabitches!

More commonly, homeowners run afoul of zoning rules when they try to change the look of their house or the way they use the property. Sometimes an illegal alteration is made unintentionally.

Other times, people may try to hide less visible zoning violations, such as adding an apartment in the basement, by not obtaining the necessary construction permits. Or they may alter an approved project — say, extending an addition a few feet over the setback line, or building boundary — and hope that the town inspector does not notice.

Such moves can be risky because there are any number of ways that local zoning authorities can find out. A neighbor may report the infraction, an assessor could hit on it during a visit to update tax records, or it might be noticed during a routine inspection when the house is sold. But however a disallowed improvement is discovered, it may have to be demolished, and a fine may be imposed every day until the work is completed.

This is just food for thought before you start your project. Good luck.

thanks for the tip. I have been working closely with the town to make sure everything I'm doing is conforming. All too common to get in deep trouble with the town - and not just on a homeowner level. I know one builder that just had to move the ENTIRE HOUSE that he just built four feet further from the street because he ignored his setback requirements and the town nailed him on it.

Good luck with house don't be talked out of doing work yourself you can!! One word of caution do not overbuild in relation to rest of neighborhood.

one word...foundation. single story homes have foundations rated for the weight of single story homes. multi-story homes have foundations for the weight of multi-story homes. making a multi-story from a single story requires some planning (no duh), investigation, testing and of course zoning approval. you need to inspect the current foundation. you need to run compaction tests. will the soil today test out even to single story foundation requirements. you may have to add or improve on your foundation.

example: worked on a room addition some years ago. multi-storied house existing. we added a two story addition. county required a 4'x4' footer for the new addition. the existing was built on a 18"x12" footer. go figure. good luck. second story additions are complicated, involved projects. sometimes they are swell, sometimes they are just swelled budgets.

Wow. John, A 4'x4' footing is what they do for a hospital here in the Northeast. I'm shocked someone made you do that for a house addition. That's crazy. Building out west must be a lot different. I work on a concrete crew here in New England. We have never poured or seen or heard of a footing that big for a house. Around my neighborhood there's two story houses a hundred years old that are built on nothing but rubble or 8" thick poured foundations with no footings. They weren't rated by anyone back then, and they're not sinking into the ground today. I try to steer clear of engineers and testers and work directly with the city, unless they require me to do otherwise, because if you're not careful around here they'll make you build your doghouse out of steel I-beams.
